Insurer-Approved Risk Survey Reports Delivered Across Australia Annually
Under Australian Work Health and Safety legislation, any workplace or commercial building constructed before 31 December 2003 that contains — or is assumed to contain — asbestos-containing materials (ACMs) must have an Asbestos Register and Asbestos Management Plan. If any of the following applies to you, Survaid can help:
You own or manage a commercial, industrial, retail, strata, or hospitality building built before 2004
You are a property manager, strata manager, or facility manager responsible for WHS compliance at a commercial site
You are planning renovations, maintenance work, or demolition on an older commercial property
You are an insurance broker or underwriter whose client's property requires a current asbestos register as a condition of cover or renewal
You have an existing asbestos register that has not been reviewed or updated in more than five years

Survaid's asbestos and hazardous materials management service covers everything from initial risk assessment and material registration through to ongoing management procedures, emergency contingency planning, and staff training. Our team consists of experienced consultants and licensed asbestos assessors who manage all aspects of asbestos testing and inspections — including analytical testing — and we strictly adhere to the guidelines for proper identification and management of asbestos materials.
Beyond asbestos, Survaid provides a full range of Occupational Hygiene Services to protect your people and assets from registered contaminants, including lead, dust, silica, and other hazardous or toxic compounds. All asbestos testing and analysis is conducted in collaboration with a NATA-accredited laboratory.
In Western Australia, asbestos management obligations are governed by the Work Health and Safety (General) Regulations 2022, which require that commercial workplaces identify, assess, and manage ACMs in accordance with the codes of practice issued by Safe Work Australia.

Asbestos-related diseases remain a significant health risk in Australia, and the legal obligations on commercial property owners and managers are strict. The consequences of failing to maintain a current, compliant Asbestos Register and Management Plan include:
Regulatory penalties and fines for non-compliance with WHS legislation
Liability exposure if a worker or contractor is exposed to asbestos at your property without adequate documentation in place
Insurance complications if asbestos management obligations were not met at the time of an incident or claim
Project delays and cost overruns if asbestos is discovered during renovation or demolition without a management plan already in place
Beyond compliance, a current Asbestos Management Plan protects the health and safety of everyone who enters your property — and demonstrates to insurers, contractors, and regulators that your property is responsibly managed.

HOW IT WORKS
Scope and Site Briefing
Aaron discusses the property, its age, construction type, and intended use of the assessment. The survey scope is confirmed — Management Survey for occupied spaces, or Refurbishment/Demolition Survey if building works are planned.
On-Site Survey Conducted
A licensed asbestos assessor conducts a thorough inspection of the property. For occupied spaces, a Management Survey is performed — evaluating ACMs, disturbance potential, and fibre release risk. Where refurbishment or demolition is planned, a Refurbishment/Demolition Survey is conducted, which is more thorough and intrusive and typically requires the building to be unoccupied.
NATA-Accredited Laboratory Analysis
Samples are tested at a NATA-accredited laboratory. Results confirm whether identified materials contain asbestos, the type present, and the condition of the material. Testing covers bulk samples, airborne asbestos and SMF, and soils as required.
Register and Plan Prepared
The completed Asbestos Register and Management Plan are prepared based on survey findings and laboratory results — documenting all ACMs, risk ratings, and management procedures, with emergency contingency planning included.
Documents Delivered
Your completed compliance documentation is delivered within 48 hours of laboratory results being received. Aaron is available to answer questions and advise on any recommended management, training, or removal actions.
Licensed Asbestos Assessors: All asbestos surveys and management plans are conducted by licensed asbestos assessors — experienced consultants who strictly adhere to the guidelines for proper identification and management of asbestos materials to ensure the safety of both our team and yours.
NATA-Accredited Laboratory Testing: All asbestos samples are sent to a NATA-accredited laboratory for analysis — covering bulk sample identification, airborne asbestos and SMF testing, and soils testing. Results are accurate, legally defensible, and fully compliant with Australian standards.
Australian Regulatory Expertise: Asbestos management obligations differ across states. Survaid's WA-based expertise means your Asbestos Register and Management Plan are prepared in full compliance with Western Australian WHS Regulations — not a generic national template.
